Wayside Cottage is an Edwardian cottage with later extension set in untarmaced road of the village centre at Burley.

There are 2 five-bar gates leading to a gravelled drive. One gate has a cattle grid and is permanently open and the other is kept shut as there is no cattle grid. It can be used to form an “in-and -out” drive, but should be kept shut otherwise.

There are 8 marked parking bays.

The front door (70cm wide) is approached by a 10cm step and then a 14cm lip over the door. The hall and stairs has fitted carpet throughout with a 3 meter coir doormat at front door.

The door leads directly to a corridor 396cms long which is 110cms at its narrowest point.

Here there is a right hand turn to 3 downstairs bedrooms.

The nearest bedroom to the front door has a door width of 71 cm and is accessed immediately at the right hand turn. The room is approx. 4.27 x 3.81 and has a turning range clear of furniture of. 1m80cmx3.80cm

The en-suite bathroom is accessed by a 72cm door with 92cm between bed and door.

There is a shower (89 x 65cm), basin in cabinet and close coupled WC. There is 1m55cm between wall and WC and 1m50cm between door and basin. The bed are a 5’ double and a 90 x 200 cm single.

The next room along corridor is 520cm along the corridor and accessed by a 71cm door. At its narrowest point, between chest of drawers and bed, the measurement is 74cm.   In the shower room from the door to toilet is 1m10cm and from wall to basin 1m70cm. There is a 23cm step into shower cubicle. This has a 5’ double bed.

The final bedroom on the ground floor is a further 320cm along corridor (840cm long in total). Again a 71cm door width. At its narrowest point (between wardrobe and bed) it measures 1metre. Bedside access to one bed is 1m10cm, the other is not accessible by wheelchair. In the shower room, from door to toilet and basin is 1m30cm and from wall to shower 1m3cm, with a step into the shower of 26cm.

Turning right at the first corridor is a further corridor in total 2050 cm long in total, 77cm wide at its 2 narrowest points (Fire Doors). Right of this corridor is the dining room (4.88 x 4.00 m) The floor is old stripped wooden floorboards and there are 6 tables and accompanying chairs set out around the room with approx. 160cm x 120cms entrance to nearest tables. There is about 50cm between the backs of chairs at each table, although this can alter depending on groups of people .

Further along the corridor is the guest sitting room which is accessed via another fire door entrance and then a sharp turn right. Actual area space for entrance into sitting room is 110x 140cm.

The sitting room is 3m x 3.42m. Floor space around furniture is 120x 230cm.

Turning right before the entrance to the sitting room leads to stairwell and further entrance.   This entrance is approached by flagstones to the side of the house and is 1m65cm wide French doors with a 14cm lip at the door entrance. There is a temporary ramp which can be used to gain access through these doors.

There is a small downstairs toilet with hand basin which cannot accommodate a wheelchair.

The stairs are 16cm deep and there are 11 steps up to landing and then another 3 steps to first floor level.

The stairs are 1m10cm wide with balustrade up each side.

There are three further bedrooms on the first floor, none of which are suitable for wheelchair use. Two have en-suite shower rooms and the third a private bathroom. All are fully carpeted.

The courtyard garden is gravelled with some flagstones along edge.
